This charming cottage is situated in a secluded, elevated position, with commanding views of the beautiful Périgord Vert countryside. Located just off a small country road at the end of the village of St. Priest Les Fougères within a minute's walk to the village which has a bakery, bar/tobacconist, garage (petrol and repairs) and post office. The atmosphere is of a thriving, friendly rural farming community.

St. Priest Les Fougères is conveniently located on the D79 just 2.5 kilometres from the main Route Nationale 21 at La Coquille, between Limoges and Périgueux. La Coquille is a small town, which has, in addition to a post office, several bakeries and butchers, a bank (Crédit Agriclole), two hairdressers and two supermarkets. It also has two pharmacies, several doctors and a dentist . There is a Pizzeria and, a good restaurant at Les Voyageurs hotel, which is open to non-residents. The accommodation is on ground floor level and comprises:-

Traditional French style kitchen for cooking /eating and convivial conversation. Fully equipped with dish washer, under-counter fridge (additional fridge space and freezer in garage), gas cooker, microwave, extractor fan and concealed lighting above work surface. A dining table with seating for 8 people, and easy chairs. Original stone fireplace, oak beams, farm -house doors, picture lights, ceiling fan and a log fire. Tiled floor.

For practicality and comfort we adapt the furniture arrangements to suite the number of guests staying and also take into account the time of year.

In the early Spring and during the Autumn, when the days are cooler and the wood burner is aglow the summer furnishings are replaced with easy chairs and tapestry curtains to provide a warm and cosy feel.

Leading from the kitchen on one side is the master bedroom with antique double bed and bathroom en -suite (jet-spray shower).

Another bathroom leads off from the kitchen with jet-spray shower and washing machine.

Up three steps to the other side of the kitchen/living area are two more bedrooms, one with twin beds and, adjoining, a children's room, sleeping 4.

All bedrooms have oak beams, are wood paneled, with picture lights and ceiling fans for summer days and nights. Wood flooring with scatter rugs. For early spring, autumn and winter oil-filled radiators keep the rooms warm and cosy. Both bathrooms have tiled floors, extractor fans and heaters.

The property sleeps a maximum of 8 people and is equally suitable for a couple with or without children, four adults, or a group of 8.

Both front and back doors lead on to a large garden area and thence to 6.5 hectares of field. All of which the renter is welcome to use.

The lake is over 1 hectare in size and is a short stroll from the cottage. Here again the renter is welcome to use and enjoy it. The water is fresh running and the temperature lovely and warm during the summer months. Refreshing and comfortable for swimming. For keen fishermen it is also well stocked with roach, rudd, perch and carp. Swim and fish from the piers or use the boat.

There is plenty of parking space. A barbecue and sun loungers are provided. Plus outside tables and chairs. There is a large garage for storage (and a car) an additional fridge and a freezer. Plus utility sink with hot and cold water.

The property has been newly restored to the highest standard, retaining all the original features and using old materials. Each room has been tastefully decorated and furnished with an eye for detail, comfort and practicality.

The appeal of the property is in its idyllic setting with the unique feature of having its own private lake. It is a totally natural environment.

A location to suit all tastes. For the family holiday a great place for children to feel free, have fun, to roam, play games, swim, fish and take bicycle rides. For the adults an opportunity to relax and unwind in a peaceful and rejuvenating environment, and for those more energetic to walk or cycle the quiet country roads. For fishermen the opportunity to fish a virgin, well-stocked lake. Fishing parties are welcome during the season. A perfect retreat for the writer or artist. Or for a couple seeking a comfortable, quiet base from which to go sightseeing, house hunting and do some wine tasting.

Pets, too, are welcome but must be used to sheep. There is an excellent vet in the next village, who is fully conversant with the Pet Travel Scheme (PETS) for pets returning to the UK. Information on bringing your Pet.

The lovely medieval town of Périgueux is just 50 kilometres away. Brantome, the Venice of the Dordogne, a 45 minute drive, as are the famous Lascaux caves at Montignac. The area has a wealth of prehistoric caves to visit, authentic old market towns and beautiful villages.
